let only service: 7.2% of the gross annual rent for the first year and due at the start of the tenancy. A renewal fee of 4.8% (4% + VAT) for each subsequent year the tenant remains at the property.

let only service includes in the following service:

●   Preparing marketing material for the property i.e photographs, colour brochures etc

●   Marketing the property on our website and a wide range of partner property portals i.e Rightmove, Zoopla, Prime Location to name a few.

●   Arranging and accompanying viewings with prospective tenants

●   Referencing prospective tenants including credit checks, employment references, previous landlord references

●   On successful references preparation of tenancy agreement

●   Notification to utility companies of change of occupancy and meter readings (Gas, Electric, water & council tax)

rent collection service: 9% of the gross rent due for the term of the tenancy and will be collected on a monthly basis.

Rent collection service includes all of the services provided in the let only service with the addition of the following:

●   rent collection

●   Registration of the tenancy deposit in a TDS

full management service: 12% of the gross rent due for the term of the tenancy and will be collected on a monthly basis.

Full management service includes all of the services provided in the let only and rent collection service with the addition of the following:

●   Inventory, Check-in and Check-out carried out by a professional inventory company

●   Arranging and if necessary supervising maintenance works to the property

●   At the end of the tenancy to report to the TDS
